Site Built, Manufactured & Modular: The Differences

During your search for a home, you'll probably hear the terms 'site built,' 'modular,' and 'manufactured.' It's important to become familiar with the differences between these structures, whether you are purchasing an existing home, or plan to build on a vacant lot that is subject to zoning or restrictive covenants.

What Do the Differences Mean to You?

Communities generally have no restrictions against traditional, site built homes. Some developments do set minimum size requirements, and stipulate you must build a home that conforms to the guidelines of an Architectural Review Committee. The rule of thumb is, if you can build a home on the site, you can build a modular home on the site.

Most developments allow modular homes. Many communities and developments do not allow manufactured housing. Investigate restrictions thoroughly before purchasing a manufactured home.

Site Built Homes

Built entirely at the home site.

Conforms to the state, local or regional codes where the home is located.

Manufactured Homes ( mobile homes)

  • Built entirely in the factory under a federal code (HUD).
  • Built on a non-removable steel chassis.
  • Sections are transported to the home site on their own wheels.
  • Less expensive than site built or modular homes.

Modular Homes Or Systems Built

  • Built in modules at a factory.
  • Conforms to the state, local or regional codes where the home is located.
  • Modules are transported to the home site on carriers.
  • Less expensive per square foot than a site built home
